Floor and Carpet Care

Stripping, waxing and burnishing hard floors from VCT to terrazzo, plus carpet shampooing, steam extraction, upholstery and tile and grout.

Which floor is it, and what has been laid on top of it?

Floors fail in different ways depending on what they are. Vinyl composition tile goes dull and yellow when old wax layers over dirt. Terrazzo and polished concrete lose their shine in the walking lanes. Natural stone and marble etch if the wrong cleaner touches them. Grout darkens long before the tile does.

The floors we work on include vinyl composition tile, terrazzo, slate, quarry tile and quarry stone, polished concrete, natural stone, marble, laminate, granite, epoxy, concrete, ceramic and porcelain tile, and brick pavers. Each takes a different pad, a different chemistry and a different finish, which is why the first step is always identifying the floor, not reaching for the same machine.

That matters for the budget too. A floor that only needs a scrub and recoat shouldn't be paid for as a full strip, and a floor that has been recoated six times over dirt can't be rescued with a recoat.

Stripping, waxing, burnishing and shampooing, in order

On a waxed floor the sequence is fixed. Clear the surface, apply stripper and let it work, take the old finish off with a stripping machine, rinse until the floor is neutral, then lay new coats of finish and let each one dry before the next. A buffer or burnisher brings the sheen up at the end. Skip the rinse and the new wax peels, skip the dry time and it clouds.

Carpet is treated as its own job. It's vacuumed first, spots are treated, then the whole area is shampooed or steam cleaned with carpet extraction machines and the fibers disinfected. Upholstery gets the same care, and where a space welcomes pets, the crew works deep into the fibers so residue doesn't stay behind.

Tile and grout have their own machines, and so do concrete and stone. You don't need to move the furniture; the crew works around desks and returns anything it shifts to its spot.

Keeping a clean floor looking that way

A fresh strip and wax is the easy part. What decides whether it lasts is the plan after it: how often the floor is dust mopped and buffed, when a recoat is due, and which entrances need the most attention. Lobbies, elevator cars, hallways and concrete floors each wear on a different clock.

Cal-State sets up maintenance plans for exactly that, so floors and carpet in a Belmont office, shop or warehouse get attention before they look neglected, and not after.

To price it, someone should look at the floor. Call (650) 458-1212 for a free on-site estimate and a plan that fits your budget and schedule. The stripping machines, buffers, polishers, carpet cleaners, supplies and chemicals are all part of the estimate.
